Highlands at Breckenridge Homes For Sale Market Update July 2013
In Breckenridge Real Estate the Highlands at Breckenridge is known for high-end luxury Breckenridge homes. Surrounding the Breckenridge Golf Course with over 600 lots and just over 400 homes built, the Highlands at Breckenridge is one of the larger Breckenridge home subdivisions in Breckenridge Real Estate.
Currently there are 24 luxury Breckenridge homes for sale in the Highlands at Breckenridge. Home prices currently start at $875,000 for a 4 bedroom/3.5 bathroom home built in 1997 with 2,733 square feet located at 26 Marksberry Way up to $2,899,999. The Breckenridge home listed for $2,899,999 is located at 252 Lake Edge Drive, built in 2002 with 5 bedrooms/6.5 bathrooms across 6,417 square feet. However there are many other homes for sale in the Highlands at Breckenridge with the average list price currently at $1,533,727 and an average list price per square foot of $365.
So far in 2013 there have been 14 home sales in the Highlands with an average sold price of $1,465,714 and an average sold price per square foot of $336. This is an increase of 4.4% in sales price and 8% uptick in the average sold price per square foot. Breckenridge home sales in the Highlands have been selling on average 95% of the list price with a range from 91-100%.
The chart above shows the average sold price and sold price per square foot going back to 2004. The top of the market for the Highlands at Breckenridge was in 2008 with the market dropping for several years thereafter while the local and global economy was in turmoil. In 2011, we hit our lowest point with the average sold price per square foot dropping to under $300 for the first time since 2004. Both 2012 and year to date 2013 Highlands at Breckenridge home sales have indicated that the market in this area is on the upswing.
